The cover is the first element of the PTAM and serves to formally identify the work, gathering the information that lets the reader understand at a glance what the document is.
Mandatory cover elements
- Document title — “Technical Market Valuation Report”.
- PTAM number — a sequential code for control and traceability.
- Subject of the appraisal — a short description of the property (e.g., “Residential apartment”).
- Property address — full location.
- Requester's name — the individual or company that commissioned the work.
- Issue date — date of preparation and validity of the report.
- Appraiser's name and registration — a real estate agent with an active CRECI license.
Why it matters: the cover gives the document its formal identity and is the first element reviewed in any use — negotiation, financing or legal proceeding. Sequential numbering also helps track the volume of work and locate past documents for reference or revision.
