Describing the property is the basis of the entire appraisal. The more precise and detailed the identification, the more reliable the final result.
Legal identification
- Title deed — registration number at the Real Estate Registry (CRI).
- Registry district — the office responsible for the registration.
- Owner(s) — name as recorded on the deed.
- Source of ownership — how the property was acquired (purchase, inheritance, etc.).
Location data
- Full address with number and unit.
- Neighborhood, city, state and postal code.
- Geographic coordinates (latitude and longitude), where available.
- Google Maps link for visual reference.
Property classification
- Type — residential, commercial, industrial, rural or land.
- Status — new, used, under construction or renovated.
- Current use — how the property is used at the time of inspection.
Rural properties: require additional data such as the CCIR (rural property registry) and CAR (rural environmental registry) numbers, location by line or district, and distances to the municipal seat and main urban centers.
